PVC roof repair

PVC is a heat-welded single-ply membrane, often chosen for restaurants and food plants because it resists grease and chemicals. Like TPO, repairs are welded PVC patches and re-welded seams. Most PVC repair visits fall in the $300 to $1,100 range; a new PVC roof runs $5 to $16 per sq ft and typically lasts 20 to 30 years.

Common PVC problems

  • Open or under-welded seams.
  • Punctures and cuts from foot traffic and service work.
  • Grease or oil damage near kitchen exhausts where the membrane is not rated for it.
  • Brittle, shrinking membrane on older PVC roofs as plasticizers leave the sheet.
  • Flashing failures at curbs and penetrations.

What a sound PVC repair includes

  1. A dry, clean, primed surface

Patches and seams only hold on clean, dry membrane. A roofer who patches over standing water or dirt is selling a callback.

  2. The cause, not just the drip

Water travels under membrane and along deck flutes, so the wet ceiling tile is rarely under the hole. A good repair names where the water got in.

  3. Grease handled at source

On restaurant roofs, a grease containment unit at the exhaust fan stops grease reaching the membrane at all; a repair without one will fail again.

  4. Wet insulation found and dealt with

Wet board loses most of its insulating value and holds water against the deck. Cores or a moisture survey show how far it has spread; badly wet areas are cut out and replaced.

  5. Photos before and after

Dated photos of every repair, and its location on a roof plan, protect your warranty and any insurance claim, and help the next roofer.

  6. Safe access and fall protection

Work near an unprotected edge on a low-slope roof calls for fall protection under OSHA 1926.501: guardrails, safety nets, personal fall arrest or the combinations the rule allows. Ask how the crew will get up and stay safe.

How a PVC repair usually goes

  1. Find the entry point

The roofer walks the roof, checks the areas above the leak and upslope of it, and may use a moisture meter, infrared scan or cores.

  2. Make it watertight

If water is coming in, a temporary repair first: a compatible patch, sealant or tarp held down so wind cannot lift it.

  3. Permanent repair

The proper detail for the system: a heat-welded patch, taped seam, re-set flashing or a section of new membrane.

  4. Report and photos

Before and after photos, what was found and what to budget for next, so you can decide between repair and replacement with facts.

Questions people ask

Can a PVC roof be repaired?

Yes, with a welded PVC patch over a cleaned area. Very old PVC can become brittle and hard to weld, which points to replacement.

Is PVC better than TPO for restaurants?

PVC generally has better resistance to grease and oils, which is why it is common on restaurant roofs. Either needs grease containment at kitchen exhaust fans.

How long does a PVC roof last?

Typically 20 to 30 years.

Can PVC and TPO be welded together?

No. They are different plastics and do not weld to each other. Repairs must use the same membrane as the roof.

What does a PVC roof repair cost?

Most visits cost $300 to $1,100; seam repairs run about $200 to $1,000.
