Commercial roof inspection

The National Roofing Contractors Association recommends inspecting roofs at least twice a year, ideally in spring and fall, and after any severe storm. A routine inspection typically costs $75 to $600, depending on roof size, access and whether moisture testing is included.

For a facilities manager, the inspection report is the cheapest roof decision you will make: it catches small repairs before they become leaks, and it gives you dated evidence for warranties, insurers and budgets.

What a proper inspection covers

  • The field of the roof: punctures, blisters, splits, ponding and surface wear.
  • Every seam, flashing, curb, penetration and pitch pan.
  • Drains, scuppers, gutters and overflows, cleared and checked.
  • Perimeter edge metal, copings and parapet walls.
  • Rooftop units, their curbs, condensate lines and attachment.
  • Inside: ceiling stains, deck rust and signs of past leaks.

What the report should give you

  1. A roof plan

Each defect numbered on a drawing of the roof, so anyone can find it again.

  2. Dated photos

A photo of every defect, and of the general condition of each roof area.

  3. Priorities

What needs fixing now, what can wait for the budget year, and what to watch.

  4. Moisture findings

Where wet insulation is suspected or confirmed, by core, meter or infrared.

  5. Remaining life

An honest estimate of how many years the roof has left with normal maintenance.

  6. Warranty status

Whether the roof is under a manufacturer warranty and what it requires of you.

How an inspection visit usually goes

  1. Records first

Roof age, system, warranty, past repairs and any leak history.

  2. Inside walk

Ceilings, walls under the roof edge and the underside of the deck where it can be seen.

  3. Roof walk

With safe access and fall protection, every area, detail and drain.

  4. Report

Photos, a marked-up plan, priorities and budget figures.

Questions people ask

How often should a commercial roof be inspected?

NRCA recommends at least twice a year, preferably spring and fall, and after severe weather. Manufacturer warranties often require regular maintenance too.

How much does a commercial roof inspection cost?

Typically $75 to $600. Large roofs, difficult access and moisture surveys cost more.

Can our maintenance staff inspect the roof?

They can check from inside and clear drains if trained and protected. NRCA advises that people without roofing experience and equipment should not walk roofs, and OSHA fall protection rules apply near unprotected edges.

What is an infrared roof scan?

A survey after a sunny day, usually at dusk, that uses thermal imaging to spot wet insulation, which holds heat longer. Suspected areas are confirmed with cores.

Do I need an inspection before buying a commercial building?

It is wise. A roof replacement can be one of the largest capital costs on a building, and a report gives you a figure to negotiate with.
