EPDM roof repair

EPDM is the black synthetic rubber sheet on many older commercial roofs. Unlike TPO and PVC it cannot be heat-welded, so seams and patches are made with primer and seam tape or adhesive. EPDM repairs typically cost $5 to $10 per sq ft of damaged area; a new EPDM roof runs $4 to $13 per sq ft and lasts up to 30 years.

Common EPDM problems

  • Seams where older liquid adhesive has let go, common on roofs from before seam tape.
  • Shrinkage that pulls the sheet away from walls and edges, "tenting" the flashing.
  • Punctures from foot traffic, hail and debris.
  • Flashing failures at pipes, curbs and drains.
  • Ballast (stone) moved by wind, exposing the sheet on ballasted roofs.

What a sound EPDM repair includes

  1. A dry, clean, primed surface

Patches and seams only hold on clean, dry membrane. A roofer who patches over standing water or dirt is selling a callback.

  2. The cause, not just the drip

Water travels under membrane and along deck flutes, so the wet ceiling tile is rarely under the hole. A good repair names where the water got in.

  3. Cleaned, primed and taped

Aged EPDM must be cleaned and primed before seam tape or a patch will stick; skipping the primer is the most common reason patches peel.

  4. Wet insulation found and dealt with

Wet board loses most of its insulating value and holds water against the deck. Cores or a moisture survey show how far it has spread; badly wet areas are cut out and replaced.

  5. Photos before and after

Dated photos of every repair, and its location on a roof plan, protect your warranty and any insurance claim, and help the next roofer.

  6. Safe access and fall protection

Work near an unprotected edge on a low-slope roof calls for fall protection under OSHA 1926.501: guardrails, safety nets, personal fall arrest or the combinations the rule allows. Ask how the crew will get up and stay safe.

How an EPDM repair usually goes

  1. Find the entry point

The roofer walks the roof, checks the areas above the leak and upslope of it, and may use a moisture meter, infrared scan or cores.

  2. Make it watertight

If water is coming in, a temporary repair first: a compatible patch, sealant or tarp held down so wind cannot lift it.

  3. Permanent repair

The proper detail for the system: a heat-welded patch, taped seam, re-set flashing or a section of new membrane.

  4. Report and photos

Before and after photos, what was found and what to budget for next, so you can decide between repair and replacement with facts.

Questions people ask

Can EPDM be patched?

Yes. A cleaned, primed area with an EPDM patch or cover tape is the standard repair. Liquid EPDM and compatible coatings are options for larger worn areas.

How long does an EPDM roof last?

Typically up to 30 years. Thicker sheets and well-maintained roofs last longer.

Why is my rubber roof pulling away from the walls?

EPDM can shrink as it ages, which pulls on flashings at walls, curbs and edges. Repairs add membrane at those points; widespread shrinkage is a sign of an aging roof.

Can a black EPDM roof be made white?

Coatings made for EPDM can make it reflective. The US Department of Energy explains when a cool roof saves energy; in cold climates the saving is smaller.

What does EPDM repair cost?

Around $5 to $10 per sq ft of damaged area, with most visits in the $300 to $1,100 range.
