Emergency commercial roof repair

When water is coming into a store, warehouse or office, the goal for the first visit is simple: stop the water and make the roof safe. Emergency call-outs typically add $200 to $350 to the normal repair price, and the temporary fix is followed by a permanent repair once the weather allows.

Emergency call-out

+$200 to $350

On top of the repair itself. Nights, weekends and storm surges cost more.

Situations that count as an emergency

  • Water coming through the ceiling onto stock, equipment, customers or patients.
  • Wind has peeled back membrane or edge metal, so more of the roof can lift in the next gust.
  • Hail or a fallen branch has punctured the roof.
  • Ponding water is deep enough to make the deck sag.
  • A rooftop unit has shifted or been damaged, leaving an open curb.
  • Water near electrical panels or light fittings.

Storms, wind and insurance

Report storm damage to your insurer quickly; many commercial policies require prompt notice. Keep the roofer's photos and invoices for the temporary work, which is usually part of the claim as reasonable steps to prevent further damage.

In high-wind regions, FEMA's recovery advisory on rooftop equipment found that poorly attached units and their access panels often blow off and tear the roof membrane. When the roof is repaired, ask about strapping or re-anchoring rooftop units at the same time.

What a good emergency response includes

  1. A dry, clean, primed surface

Patches and seams only hold on clean, dry membrane. A roofer who patches over standing water or dirt is selling a callback.

  2. The cause, not just the drip

Water travels under membrane and along deck flutes, so the wet ceiling tile is rarely under the hole. A good repair names where the water got in.

  3. Temporary fixes held down properly

A tarp or temporary membrane weighted or fastened so the next gust cannot turn it into a sail, and not nailed through sound membrane.

  4. Wet insulation found and dealt with

Wet board loses most of its insulating value and holds water against the deck. Cores or a moisture survey show how far it has spread; badly wet areas are cut out and replaced.

  5. Photos before and after

Dated photos of every repair, and its location on a roof plan, protect your warranty and any insurance claim, and help the next roofer.

  6. Safe access and fall protection

Work near an unprotected edge on a low-slope roof calls for fall protection under OSHA 1926.501: guardrails, safety nets, personal fall arrest or the combinations the rule allows. Ask how the crew will get up and stay safe.

How emergency roof work usually goes

  1. Make the inside safe

Protect people, stock and equipment; isolate power near water. Photograph everything.

  2. Make it watertight

The roofer stops the water with a temporary repair, often the same day or as soon as it is safe to go up.

  3. Assess the damage

In daylight and dry weather: a full walk, photos, moisture checks and a written report your insurer can use.

  4. Permanent repair

The lasting fix, or a replacement plan if the storm finished off an old roof.

Questions people ask

How fast can a roofer come out for an emergency?

It depends on the area, the weather and how many buildings were hit. After a regional storm demand spikes; a temporary fix by your own staff from inside (buckets, plastic sheeting over stock) buys time without anyone going on the roof.

Should my maintenance team put a tarp on the roof?

Only if they are trained and equipped to work at height. Low-slope roofs have unprotected edges and skylights, and OSHA 1926.501 sets the fall protection rules for construction work on them.

Does insurance pay for emergency roof repair?

Sudden storm damage is commonly covered, and so are reasonable temporary repairs to prevent further damage. Wear and tear is not. Photograph the damage and the temporary work and keep every invoice.

Can a roof be repaired during a storm?

Crews will not go up in lightning or high wind. Once it is safe, a temporary repair can go on in the wet; the permanent repair waits for dry weather.

What does an emergency roof repair cost?

Expect the normal repair price plus an emergency premium of roughly $200 to $350. Temporary patches usually fall in the $150 to $1,500 range.
